Thanks for showing interest in properties at Itaparica Real Estate. The properties are located in the Itaparica island and region, in the State of Bahia. Itaparica, Vera Cruz, and Region (and its international and domestic airports) are all within a one hour drive from the properties, and can be easily accessed by public transportation for less than $2, or by a private taxi for about $30 round trip. The expenses of owning a car here in Brazil, are much less than in the USA or EUROPE however it is not necessary as there are a surplus of taxis willing to work at rates slightly higher than their fuel costs.

Itaparica island, an island of 55,000 people, is a very safe, laid back, and tranquil beach-town location. Itaparica island is large enough to have all the things you will need from day to day, yet small enough to alleviate all of the headaches of city traffic and high tourist prices. Being only one hour away from Salvador, many successful business owners, politicians, and retirees make Itaparica island the ideal place for a get-away home, retirement home, or an investment that you can rent out for income and enjoy now.

Now is a better time than ever to come and visit. The current exchange rate will give you more than $2.2 brazilian reais for every $1 U.S. dollar. Not only will the exchange rate give you much more money, but also living costs here will save you much more money. Brazilians typically have a much lower income than foreigners, which makes most items much less expensive and more affordable here.

Annual taxes on properties here are only about $200. Fulltime caretaker services are only about $150 per month. Food and beverage, as well as entertainment costs are also MUCH LESS EXPENSIVE than the U.S.A. and EUROPE. If you are on a fixed or low income, or are looking for a place to retire in on a budget, I strongly recommend coming to visit.

On a normal day, here in Itaparica island, the beach will be very peaceful and quiet and rarely fills up with people, except during the celebration of Carnival. With all of the sights, tourist spots, beautiful beaches, and entertainment of Salvador, you will never get bored here.

PROPERTY PURCHASE DETAILS FOR FOREIGNERS
The entire process of a foreigner purchasing property in Brazil can be completed in about 5 business days.

PURCHASING PROCESS FOR FOREIGNERS:

1. purchase airline ticket to Salvador - Bahia (Aeroporto Internacional Luis Eduardo Magalhães) Brazil Airport ( purchased by you )

2. must have or acquire valid passport (service to acquire this can also be expedited through the internet at www.passportvisaexpress.com or through your local post office

3. Americans will also have to obtain a Brazilian tourist visa (there are services that you can expedite this through the internet/mail and have it in a matter of days). The visa itself costs $110 and is valid for 5 years. This is a tax put on by the Brazillian Government in reciprocation for the same fee which is charged to Brazilians to visit the United States.

4. Once arriving in Brazil, we will assist you to pay all fees to attain your Brazilian CPF card. This card will give you an individual CPF number, similar to a social security card. This card is required to purchase properties in Brazil, as well as set up utilities, purchase cars, and do most other financial transactions.

5. Transfer/ Cartorio- once you agree to purchase the property, both you the buyer, and us the seller go to the local government office known as a Cartorio to sign and witness the contract. At this point you will receive a stamped and certified copy of the sales contract . The actual title/documentation will be sent to you about 3 weeks later.
As of with all of our clients/transactions, our services will extend much further than the actual sale. We will fully assist you in setting up utilities and getting to know the local area, places to eat, hospitals, health insurance, local hotspots. If time allows during your stay we will also make a day of seeing local tourist attractions such as the Beachs, Itaparica city, Fishers Village, and much much more....
